Andrews and Bates Smart brings modernist Miami to Surfers Paradise

Inspired by modernist Miami architecture, South Beach is a bold collaboration with Bates Smart, delivering a collection of design-led apartments that redefine coastal living in Queensland.

The project features two 37-level towers rising above a six-level podium, designed to maximise natural light, cross-flow ventilation, and dual or triple-aspect living areas.

South Beach offers more than 5,500sqm of private amenities curated to inspire health, relaxation, and connection.

Highlights include two resort-style outdoor pools, a Hammam, plunge pools, saunas, a state-of-the-art gym, grounding lawn, library and co-working hub, cinema, BBQ terraces, and subtropical gardens, all integrated to create a resort-style sanctuary in the sky.

The development will deliver 394 residences, ranging from one to four bedrooms, each featuring generous wraparound balconies to capture the beachside air.

Residences are supported by 24/7 on-site security, while the terraced tower design ensures every home enjoys ocean, river, or city vistas with an abundance of natural light.

Ideally located in the heart of South Surfers, just two blocks from the beach and within walking distance to Broadbeach and the affluent Isle of Capri, the 5,700sqm site spans three street frontages. It also includes a restaurant with landscaped outdoor seating and four levels of above-ground parking enhanced by cascading greenery.

The site is well connected, serviced by the G:Link light rail, and moments from lifestyle destinations such as Capri on Via Roma, Pacific Fair, and The Langham.

“Our vision for South Beach is to establish a new residential address that embodies the essence of high-rise coastal living in Queensland, one where wellbeing is woven into daily life,” says Andrews General Manager, Sarah Andrews.

“Wellness is no longer reserved for luxury residences; it’s what people now expect as part of everyday living. Beyond resort-style resident-only amenities, South Beach enhances liveability with abundant natural light, cross-flow ventilation, and dual-aspect living areas, setting a new benchmark for design-led coastal living with wellbeing at its core.”

According to the Global Wellness Institute, wellness real estate is one of the fastest-growing property sectors worldwide, with the Gold Coast identified as a key hotspot where lifestyle and design converge.

Andrews acquired the site last year with approvals for more than 1,100 apartments. By reducing density by 65%, the revised design ensures 394 residences, from one to four bedrooms, are thoughtfully scaled, light-filled, and oriented to capture uninterrupted ocean, river, and city views.

An immersive South Beach sales gallery will open in Summer 2025, offering buyers their first opportunity to experience the project’s visionary design and lifestyle firsthand.

The project will be delivered by Andrews’ in-house construction arm, A Construct, which is also building the developer’s $270 million Cascade Robina project. Construction is scheduled to commence in late 2025.
